Terms.
What you are agreeing to when you hire us — scope, payment, ownership, what SEO can and cannot promise, and how to walk away. Written to be read, not to be survived.

1. Who this is between
These terms are between you (the client) and TIMPAEMI CO., LTD., a Thai limited company registered in Pattaya City, Bang Lamung District, Chon Buri 20150, Thailand, trading as Pattaya Authority.
They apply to every quote we send and every project we take on. If a signed proposal says something different from this page, the proposal wins for that project.
2. What we agree, and when
Nothing is agreed until we send you a written quote and you accept it in writing — email, LINE or a signed document all count. The quote states the scope, the price and the timeline.
Work outside that scope is quoted separately before it starts. We do not add charges to an invoice you have not seen first.
3. Prices, currency and payment
Thai baht is the contract currency. Any US dollar figure on this site is indicative only, converted at the rate shown on the pricing page, and it moves with the market.
Website builds are billed half on acceptance and half at handover. Monthly SEO partnerships are billed monthly in advance. Payment is by Thai bank transfer or Wise, from anywhere.
Invoices are due within 7 days. If an invoice goes unpaid for 30 days we may pause work and hosting until it is settled. We will always tell you before we do that.
4. Timelines
A standard site is usually live in 7 to 14 days. Larger builds take longer, and every quote carries its own written timeline.
Timelines assume you get us content, access and feedback when we ask for them. If that stalls, the timeline moves by the same amount — we will not quietly absorb the delay and we will not bill you for it either.
5. What you own, and when
On full payment, everything we built for you is yours: source code, design files, images we produced or licensed for the project, the domain, the hosting account, the Google Business Profile and any social handles we set up.
There is no proprietary CMS, no exit fee and no transfer charge. Ask for the handover and you get it — normally within 5 working days.
Two narrow exceptions. We keep the right to reuse our own generic tooling, code patterns and techniques on other projects; and any third-party font, plugin or stock licence stays governed by whoever issued it. Neither of those limits what you can do with your site.
6. Hosting, care and uptime
Where we host, hosting, SSL, backups, security updates and uptime monitoring are included at no extra charge for as long as we work together.
We do not offer a contractual uptime guarantee, because the underlying platforms are not ours to guarantee. What we do commit to is monitoring, and fixing what we can fix, promptly.
If you leave, we hand over the hosting account or help you migrate. We do not hold a site hostage.
7. What SEO can and cannot promise
We do not guarantee rankings, traffic, leads or revenue. Nobody honestly can — Google's results are outside anyone's control, and any agency promising you a position is either guessing or misleading you.
What we do commit to is the work: the technical standard, the content, the reporting and the same methods we use on the platforms we own ourselves. You will see what was done each month and what it moved.
We do not buy links, run private blog networks, or use tactics that risk a manual action on your domain. If you ask us to, we will decline.
8. What we need from you
You confirm that any text, images, logos or data you give us are yours to use, or properly licensed. If a third party claims otherwise, that is on you, not us.
You are responsible for the accuracy of business information you supply — prices, opening hours, licences, qualifications and claims about your own products.
Give us the access we ask for (domain registrar, existing hosting, Google Business Profile) and keep your own copies of the credentials.
9. Cancelling
Monthly SEO partnerships are month to month with no contract and no notice period. Cancel any time and the current month finishes out. There is no cancellation fee.
For a build in progress, you can stop at any point. You pay for the work completed to that date and you keep it. If you cancel before we have started, the deposit is returned in full.
We may end an engagement too — for unpaid invoices, or if we are asked to publish something we believe is false or unlawful. We will give you 14 days' notice and hand over everything you have paid for.
10. Our own network
Pattaya Authority owns and operates its own editorial platforms. Those sites carry no paid placements: a position on them cannot be bought, by you or by anyone else, and hiring us does not buy you one.
Being a client of ours has no effect on whether or how you appear in anything we publish. If that separation ever stopped being true, the claim would come off the site before the policy changed.
11. Third-party services
Sites we build may rely on services we do not control — domain registrars, Cloudflare, Google, Meta, payment providers, booking systems and similar.
We choose them carefully and configure them properly, but we are not responsible for their outages, price changes, policy changes or decisions about your account with them.
12. Liability
We are liable for the work we do. Where the law allows us to limit that liability, it is capped at the total fees you have paid us in the 12 months before the claim.
We are not liable for indirect or consequential loss — lost profit, lost data you did not ask us to back up, or lost business opportunity.
Nothing here limits liability for fraud, or for anything Thai law does not permit us to limit.
13. Changes to these terms
We may update this page when our services or obligations change. The date at the top tracks the current version.
Changes are not retroactive: the terms that apply to your project are the ones in force on the day your quote was accepted.
14. Governing law
These terms are governed by the laws of the Kingdom of Thailand, and the courts of Chon Buri Province have jurisdiction.
If any single clause turns out to be unenforceable, the rest of the terms still stand.
